Project Overview
Metropolitan Kings Cross (MKC) which is part of the King’s Cross Group (KCG) is progressing the electrification of the existing Energy Centre as part of the wider estate decarbonisation programme. A heat‑recovery heat pump has already been installed, and technical design work for the deployment of ground source heat pumps (GSHP) and air source heat pumps (ASHP) is underway.
The GSHP and ASHP projects are currently in RIBA Stage 3, with Buro Happold appointed to lead the technical design, integration strategy, and supporting infrastructure requirements.
Market Engagement
MKC is undertaking early market engagement to understand interest from organisations who may wish to participate in the future delivery of the heat pump interventions. Areas of interest include:
5 MW open‑loop ground source heat pump supply and installation
(Note: Borehole drilling and ground loop infrastructure are already under construction.)
1–2.5 MW air source heat pump supply and installation
Procurement Approach
Following completion of the Stage 3 design, the works will be tendered to three to four contractors on a Design & Build (D&B) basis. A pre‑qualification exercise will be undertaken to shortlist suitable bidders.
Further details will be issued once the procurement strategy is finalised.

June 2026 – Pre‑qualification document issued
August 2026 – Tender engagement meeting
September 2026 – Tender documentation issued
